Short-term rental registration in Italy
Italy requires a national CIN (Codice Identificativo Nazionale) for short-term and tourist rentals, issued through the national BDSR database, with sanctions applying since January 2025.

How the national scheme works
The CIN is obtained through the BDSR (Banca Dati Strutture Ricettive) at bdsr.ministeroturismo.gov.it, logging in with SPID or CIE. Regional requirements still apply: where a regional/provincial code (CIR) exists, both codes must be obtained and displayed.
Key compliance checks
- The CIN must be displayed outside the building and stated in every advertisement.
- Every unit needs working gas and carbon-monoxide detectors and compliant portable fire extinguishers.
- Fines: €800–€8,000 for operating without a CIN, €500–€5,000 for missing display, €600–€6,000 for missing safety devices.
EU rules in force since 20 May 2026
Under Regulation (EU) 2024/1028, since 20 May 2026 platforms must collect, display and periodically verify registration numbers and share activity data with authorities. Unregistered listings can be removed.
