Short-term rental registration in Greece
Greece requires each short-term rental property to be registered in the AADE Short-Term Stay Property Registry; the AMA number must appear on every listing.

How the national scheme works
Register each property in the Short-Term Stay Property Registry through the AADE application (myAADE/Taxisnet) to obtain the AMA, the property registry number.
Key compliance checks
- Short-term means leases of up to 59 days; since 1 January 2024 off-platform leases of up to 59 days also count.
- The AMA must be displayed in a visible place on every listing and every promotional medium.
- Individuals with three or more short-term rental properties are treated as running a business, with VAT and related obligations.
EU rules in force since 20 May 2026
Under Regulation (EU) 2024/1028, since 20 May 2026 platforms must collect, display and periodically verify registration numbers and share activity data with authorities. Unregistered listings can be removed.
