How the national scheme works

Register each property in the Short-Term Stay Property Registry through the AADE application (myAADE/Taxisnet) to obtain the AMA, the property registry number.

Under Regulation (EU) 2024/1028, since 20 May 2026 platforms must collect, display and periodically verify registration numbers and share activity data with authorities. Unregistered listings can be removed.

What is the AMA?

The property registry number issued when you register a property in the AADE Short-Term Stay Property Registry.

Does it apply off-platform?

Yes. Since 1 January 2024, leases of up to 59 days concluded outside digital platforms also count as short-term rentals.

Where must the AMA appear?

In a visible place on every listing and every promotional medium.

How many properties can an individual rent?

Up to two as real-estate income; from the third property the activity is treated as a business.
